Got a question for ya: Which would you rather have, a downstairs 1/2 bath or garage you can park your SUV or full size sedan in? My house is a Bi-level so gotta go upstairs to use the bathroom and built in garage has dual 8*7 doors which SUV or sedan won't fit through unless move side mirrors in (code was changed to a 9*7 after house was built). Thanks for any input:).

Hey, thanks for the inputs everybody and to help you all understand better....I'm seriously considering selling my house this Summer or may wait til Spring of next year so to help it in selling points because the mom's park the kids in the garage, dad's work in the garage, and both decide the baths issue too....I can't guarantee will be able to complete both by summer due to time allotment so deciding on which one.

I have a homely garage that is 20*25 right beside a 16*25 entertainment room where my new 1/2 bath might be. My garage has a 2*12*16 header that is supported by 2(2*4) in the middle which header might hold if removed but rather put in a new appropriate header for $350 installed. I could just frame in one garage door for $100 so opening would only be 12*7 for $820 insulated door which would hide 8 foot for kid's 4 wheelers, bikes, exercise bench, etc. RATHER than re-heading and adding $650 16*7 door.

Now, have had 3 estimates with lowest being $2200 to jackhammer and rough in a new pipe for 1/2 bath OR buy an upflush toilet for $650 that'd be about 6" above floor with total 1/2 bath costing $900. Decisions, ugh lol.

Bathrooms are generally a bigger selling point, at least where I live. But, you could check with a local real estate agent, they'd be able to tell you which would be the bigger draw based on your local market. flowerforyou

Considering real estate agents are hard for the sell nowadays with the market slump, I'm putting mine up for sale by owner since so many websites for that.

I just wanted to ask the women since they usually decide the yes or no for the family. Interest rates are down 3/4 a point so it really doesn't matter if I lose 10K on selling price cause I can buy more house with lots cheaper interest payback while imsurance and taxes will remain steady!
