I'm going to Hillbilly (West Virginia) near where my Daughter lives to look at a piece of property. 10 acres joined by the National Forest on 3 sides. It has a secluded lot with a Home. 1/4acre on one side 2 acres in rear, large front lawn app.7 acres on the other side. It has a right-of-way for utilities but its own power source(large generator) well& septic already! It is landlocked on 3 sides by the National Forest but has permanent right-of-way. It is being handled by a licensed agent,and investigated by my Attorney before purchase! About 7 miles from a small town and app.1&1/2 hours from nearest Bigger Stores. Of course no cell or internet service available!! But i could have a Tower installed (if wanted) helping community.Total seclusion if i choose. Seem at 58 and now living in my Bus(officially unofficially homeless) my topic-i'm not too popular on here and need to get a real home for retiring! Plenty of wildlife to see anyhow! Does this not seem like "Heaven on Earth" or not? At least i will never be alone!! Fishing,Hunting,and Family! happy My Question is "Could You Live like that Happily?" :smile:

Sounds like a great place only thing that would make it a downer for me is the no cell service well unless there was land line phone then that would not be bad... But no internet that would be the only kicker for me....ohwell

Of course! Sounds like a dream. Careful tho. If it sounds too good to be true, blah blah blah.

Sure thing, tho, you should plan for retirement and the property taxes and access to medical etc.
Of course, Even the mineral rights in Wv. has to be researched in buying property there, you could own the property and not the minerals under the property in Wv. as well as property restrictions before sell! Been there done that!!

Again as stated " utilities can be installed" if wanted and the same as cell service"by having enough land for a cell tower that i could lease a portion of the land for and in doing so helps community if there is no restrictions on it.

I guess i went over some minds on here about owning land but not mineral rights on the land you own? This is possible as buying property in a subdivision and having covenants governing your actions on your own property!! Its the same for your land. Lets say there is a clause about mineral rights and you drill a natural gas well on said property! You are successful in hitting a high grade source, Ok now whoever own this mineral rights owns this well- not you. So now you know? Don't believe just ask!!ohwell

laugh Besides- Lizardman is a(Fable) just told to get a child to either go to bed or behave themselves, instead of a whipping!! I've heard that story myself,but as i grew older it was explained to me!! Now you have these promoters paying"big money" to make money off idiots watching this on Television? So who is the idiots there? Same as a scammer only entertaining. And shows the watchers mental capability!! Bigfoot can come for Coffee anyway,my door is not locked when I am at home even when i sleep!! And l do have a "LARGE CALIBER" reception for unwanted visitors! (The saying goes"Burying them is easier than Supporting them") :smile: They can't reproduce either creating more dumbazzes neither!!laugh)

Lucky you. No need to rub it in :tongue:. Especially the part where you mention HAVING NO NEIGHBOURS. laugh. Damn. It would be so cool to be able to make however much noise you want, without worrying about upsetting people living nearby. However, I don't envy those expensive bills and heating cost's. laugh. I'd still rather rent a place than buy one though, because renting is cheaper. I just don't think I could keep paying a couple of thousands of pounds every week for a mortgage. If I rent, I prefer to live in a quiet area. You earned your money, so at least you can do what you want with the house. That's pretty cool. flowerforyou.

:smile: flowerforyou Maby that's the reason nobody is participating in this topic (envy)? Well this is not the reason i started it to "rub" it in anyone's face!! And since i was young i've looked for affordable bargains "Land,homes,automobiles,etc." In this area i'm talking about its more affordable to own than rent, And with the National Forest nearby you can get a permit to cut firewood for heat. The mortgage is very low and so is property taxes."I never buy on a whim without adding up the benefits!" as stated . good luck and yes if you can buy the mineral rights you want to do that. with horizontal drilling, you may never even know there's a well nearby but if they want to drill under your land they have to pay you. sounds like a great place!

How about the air space above the property?
laugh I guess nobody can control(air space) as long as its not attached to the ground. But a celltower is different- rights to build can be sold by you and that space brings in a good monthly income and one really big treestand for hunting. ;) :)happy:) :)happy:)

good luck and yes if you can buy the mineral rights you want to do that. with horizontal drilling, you may never even know there's a well nearby but if they want to drill under your land they have to pay you. sounds like a great place!
:smile: Yes definitely, If someone owns the mineral rights you could be digging a garden,fiensepost hole or anything yourself and dig up a diamond,gold,topez, anything of value yourself then anyone owning the mineral rights owns what you dig up!!flowerforyou

:smile: Yes,and thank you!! But first-got to go an see then research- deposit-guaranteed title-so on, so forth, About 1 month or more later settlement if approved, timely process! But in the end by May or June moving. ohwell But worth it "hopefully"!
