They are used as collateral on a loan. The bank seeking the loan actually receives less than the value of the mortgage. It does not change the value as far as the homeowner is concerned. It just changes who receives their payment.

understandably the homeowner is not affected, however how do the banks and lending inst make their monies? doubt they buy and sell at same price? what dictates what they sell it for?

Its very lucrative for them until the homeowner cant pay their mortgage. (outsourced jobs, etc.)
That's when they lose...
Esp when they cant find anyone else to sell the mortgage to.

If the second Bank, who now owns your loan needs cash, they simply trade your mortgage again.

It's all a big juggling act.
