freinds,
lately i have been so irritated with the people i live with around in this apartment complex... from people taking my bike without asking to hearing people in and out all hours of the night i know what you going to say " move" then right well i have a one year lease , THIS IS A SUBSIDEDS LIVING PLACE WHICH GOES BY MY INCOME.... what pisses me off is that there is so much illegal crap going on in these buildings and the landlord knows this he wont do a thing about it, the"re are senoir citizens that live here as well among the young handicap supposed handicap... who drink and drug . recently we where told by the landlord to lock the doors downstairs after a certain time problem is there use to be intercom systems in this building the landlord just let go ... he wont fix them and we have section 8 coming here soon to inspect the place... when i applied for this place it said " safe envorment" recently a 80 yearold man tripped over a beer bottle that where left thrown outside and he tripped and hurt himself .. when the landlord was told he said he didnt want to hear about it... that pissed me off... am hoping section 8 will step in and take care of these things...if not iam going against my lease with porof this place is not what he says it is... what do you think??

no reason to live like that, and no excuse. the cities let all the slum lords get into the public housing programs, and some of the places i wouldnt let a dog stay let alone a family. best thing i can think of to say is make an call and dont give your name. take pics and document everything that is problematic and have the neighbors do the same. if enough people raise enough of a stink, they have no choice to come see what the problems are.

No one should live like that. I agree with thumper, if you complain enough...things should get done. At least, I would hope so.

my second job i deal alot with public housing, so i have a lil experiance with griping and what it can lead to.

Stevil, baby, darlin! Do not expect section 8 to step in and take action. Call the local housing authority, but first, make sure you document, document, document! Keep a journal of stuff, take pictures, make sure you have evidence (don't forget, I work in the legal field, evidence is everything!). Get a petition going amongst your neighbors, call the local police with a list of complaints and see if they will (a) step up patrols and (b) maybe help start a Neighborhood Watch kind of program. There are things you can do, but they will take time.

That being said, if you break your lease, make sure you can document in every way your landlord is not holding up to his end of the lease and that you have been reasonable in trying to work out the issues. That's the only way it'll hold up in court should it come to that. Unfortunately, MI as a whole is a very landlord-friendly state when it comes to the courts, though your local jurisdiction might be better, I don't know. Which is why you need documented proof that things are not the way they should be and the way you have a right to expect.

Yeah Thumper, I agree to a certain point, however, legally if he were to just up and move, he could be sued which could prevent him from renting or buying in the future. That being said, if it were me, I'd get the hell out if at all possible and damn the consequences.

I hate when I come home from work and can't relax! Sometimes it takes me hours to wind down.

Steve Im not sure about your state but here in Nebraska we have a tenant - landlord Act that makes a lanlord leagally have to maitain a house or apt. in a livable manner, maybe check with your local goovt. to see if u have one in your city!!

Do you have a code compliance in your area?
If so call them to check it out...
Would'nt hurt to call police on ileagal goings on either.

This crap is going on all over the place- espeically in apartment complexes... explode grumble explode

You need to contact your local USDA they are the ones
that are in charge of section 8, and HUD housing, again document everything,even how minor, photo's, times event's take place, any contact and/or conversations with your landlord..photo's as back up, make sure you have copied everyting for your file..statement from other tenents may help as well...if that is not working,go higher to your state capitol or local representetive.
remember this is the government, they are on their own time schedule...the older gentleman should have documented with the Dr. how he became injured. that I would also include as documentation.

there's a lot of good advice here for you stevil and i hope it all works out for you. section 8 landlords get money from the state above what you pay them so there isn't any reason why the repairs can't be done. documentation is very important and try to get pictures with time stamps on them if you can.
